The transparency gap

Florida requires condo associations with buildings three stories or higher to file Structural Integrity Reserve Studies (SIRS) with the state. But for 75% of all registered condominiums (21,018 of 27,942), no SIRS filing can be matched by building name in the state's public reporting databases. That does not mean those associations are non-compliant — many buildings are under three stories and need not file, and filings made under variant names may not match. It means something arguably more troubling: for three out of four Florida condos, a buyer, lender, or regulator cannot readily tell.

Methodology

Figures are computed from the Florida DBPR's public condominium registry extracts and public SIRS reporting databases, retrieved July 6, 2026 and refreshed weekly. "Delinquent" is the state's own registration status field. SIRS matching is by association/project name and county; the three-story filing threshold and name-variant filings mean SIRS-match rates measure findability in public records, not compliance.
